Real Estate Tax Payments

The Miami-Dade County Office of the Tax Collector collects and distributes taxes, including Ad Valorem and Non-Ad Valorem, with online, in person, and mail payment options available.

The Office of the Tax Collector is charged with the duty of collecting taxes and distributing them to local governments. The Tax Collector does not set the taxes. Ad Valorem tax amounts are based on the property’s value, less any exemptions, if applicable, as set by the Property Appraiser Office, multiplied by the millage rate as set by the applicable taxing authority.  Some tax bills may include Non Ad Valorem assessments set by the corresponding levying authority.

The 2025 annual tax notices will be mailed on Oct. 31. You may view and pay your taxes online beginning November 1, 2025 (12:00 a.m. Eastern Standard time). 

Pursuant to Florida Statute 197.333, taxes become delinquent April 1, at which time interest, fees, and penalties are added. If taxes remain unpaid, a tax certificate will be issued/sold on June 1. Failure to pay taxes may result in the loss of property.

Water, Road, and Sewer Assessments: If your bill includes a Water Road and Sewer (WRS) assessment, such as OJUS, currently collected in 30-year annual installments, your taxes must be paid by May 31 otherwise a tax certificate will be sold for the remaining balance on the lien.
